REO / BANK-OWNED TOUR: LAKE LOS ANGELES, CA – 01/10/2011

So I was out previewing homes for a client that is looking for a fixer-upper to buy in the Lake Los Angeles area of the Antelope Valley. I had my video camera with me and though to myself: “Self, you’ve been talking about doing some stuff with video this year and there’s no time like the present!”

So I recorded a video walk-through of some of the REO / Bank-owned houses for sale that I toured and have put them up here for your viewing pleasure. The videos are a bit rough, but the point comes across. I’m going to try to play with this idea some and do some video walk-throughs of other areas here in the Antelope Valley. A day for Palmdale, another for Lancaster, and so on.

So, without further ado, here are some of the REOs in the Lake Los Angeles area that are definitely in need of some rehab. The good news is that you can pick these fixers up in the $50,000 range. Some of the houses out there that have been rehabbed have been turned around by investors and flipped for as much as $90,000! 16744 Jubilee Trail Ave, Lake Los Angeles, CA 93591

This property is a 3 bedroom, 2 bath, 1134sf home on a 0.55acre lot.  It has an unpermitted patio enclosure that probably should be torn down and needs some basic rehab done to be ready to move in.  First glance it looks like paint, carpet, stove, and a door or two will get it into livable condition.

40115 169th St E, Lake Los Angeles, CA 93591

Here’s a 4 bedroom, 3 bath, 2070sf home on a 0.5acre lot.  This house was under construction when the bank took it back, so there’s quite a bit of work to be done here.  The benefit is that it is a much larger house than what you would normally find in Lake LA, so if you’re not afraid of finishing someone else’s work, this may be the home for you.

16149 Coolwater Ave, Lake Los Angeles, CA  93591

This one is a 4 bedroom, 2 bath, 1200sf home on a 0.54acre lot.  To fit 4 bedrooms into 1200sf, the had to compromise on the size of the rooms so don’t expect to be able to fit any big furniture into this place.  This REO is in need of some major rehab … floors, paint, doors, cabinets, etc.  It’s not pretty by any stretch of the imagination.

41418 158th St E, Lake Los Angeles, CA  93535

This 3 bedroom, 2 bath, 1346sf home is on a 1.29acre lot so you’ve got a lot of room to stretch out here.  It looks like the previous occupant had an anger management problem though, so you’ve got a lot of drywall and doors to repair and replace as well as cabinets, paint, flooring, and who knows what else.

40722 169th St E, Lake Los Angeles, CA 93535

This 3 bedroom, 2 bath, 1384sf home is on a 0.68acre lot.  After a day of looking at crap, this house was a pleasant surprise!  Very little needs to be done to make this bank-owned home move-in ready.  Replace the carpet in the bedrooms, a fresh coat of paint, and a little basic carpentry will make this house a home.  Priced like a rehab, this one’s going to go quick!  This home is a prime example of what the other houses toured COULD look like with some elbow grease.
